The new tenants had found themselves with an ageing, inefficient system which was simply costing a fortune to run. They told the property manager exactly what they thought about it on a near daily basis. What’s more, the tenants were uncomfortable in their own home because they had very little control over the heating and hot water system.

Updating the system wasn’t an option - new carpets and newly decorated walls meant the landlord wasn’t prepared to install new pipes and radiators anywhere.

How could Hub Property Care help these tenants?

Despite the age of the boiler, we were able to fit a new smart control system that raised the temperature of the house in independent areas - but only as required. So bedrooms didn’t start heating until 6pm - whilst the living room began heating from 4pm. The bedrooms could also be heated to a lower temperature than other areas to avoid that stuffy feeling in bed.

We calculated that the changes we made slashed the tenant’s fuel bill by at least 31%... but the savings went further.

The boiler, on average, fired far less than previously. This resulted in not only far less fuel consumption, but the appliance was going to last much longer - a significant benefit for the landlord in particular.

The average life of a boiler is around 12 years - of course, that depends on how long the boiler runs from day to day. A boiler that runs for twelve hours each day rather than the average 8 is not going to last anywhere near as long. The less the boiler runs, the longer it is going to last. So optimising its performance when it is needed is often overlooked, but incredibly important.

Tenants want low fuel bills, but not at any cost. They want to be warm and cosy - and be able to walk around in a T-shirt and shorts if they want to. On the other hand, landlords don’t want to be forking out for new boilers sooner than expected. And property managers don’t want tenants calling up complaining about horrendous gas bills.
